Roofing and Exteriors in Hoover, Alabama

Jefferson & Shelby Counties

Most of Hoover went up in a thirty-year building boom, which means a large share of the city's roofs were installed within a few years of each other and are now aging out together. If your neighbors are getting roofs, that is not a coincidence — it is a subdivision hitting twenty-five years at the same time.

Hoover HOAs will ask for the color and the product before you start

A large share of Hoover neighborhoods run architectural review, and Ross Bridge and Greystone in particular maintain approved color and material lists. We handle the submittal — shingle line, color, and manufacturer spec sheet — and we do not order material until the approval comes back. Homeowners who skip this step have been made to tear off and redo a brand new roof at their own cost.

What we see on Hoover roofs

Roof advice that ignores when your house was built is guesswork. Here is how Hoover's housing stock breaks down and what each era means for you.

1970s–1980s

Riverchase and the older Bluff Park streets

These are typically on their third roof. Decking is often original 1/2" plywood or planking, and we frequently find rot around chimney and skylight flashing that was never properly reworked on the last replacement.

1990s–2000s

Trace Crossings, Lake Cyrus, Inverness build-out

Mostly 3-tab or early architectural shingle on a 25-year rating, now at or past end of life. Ventilation on these is commonly under-sized, which is why attics run hot and shingles age early on the back slopes.

2000s–2010s

Ross Bridge, Greystone, The Preserve

Newer, but heavily HOA-governed and often with steep, complex roof lines and multiple dormers — more valleys and flashing, which is where leaks start long before the field shingles fail.

What we do in Hoover

Hoover roofing questions

Do I need HOA approval for a roof replacement in Hoover?
In most of the managed communities, yes — including Ross Bridge, Greystone, Lake Cyrus, and The Preserve. Approval is usually about shingle color and product line rather than the fact of the replacement itself. We prepare and submit the paperwork as part of the job and wait for written approval before ordering material.
My whole street is getting new roofs. Should I be suspicious?
Not necessarily. Hoover subdivisions were built out fast, so entire streets hit the twenty-to-thirty year mark within a season or two of each other. That said, after a hail event the area does draw out-of-state storm chasers. Ask any contractor for their Alabama homebuilder license number and a local physical address before you sign.
Does Bluff Park's elevation change anything?
It changes wind exposure. The ridge catches straight-line winds that the valley neighborhoods do not, so on Bluff Park replacements we use a higher wind-rated shingle and six nails per shingle rather than four, and we pay closer attention to rake and eave edge metal.
