    Roof survey

    We measure, document existing conditions, and where it matters take core samples to see what is actually in the assembly.

    Repair, restore, or replace

    Not every commercial roof needs replacing. Coatings and restoration can buy real years on a sound deck, and we will tell you when that is the better spend.

    Phasing and budget

    If the whole roof does not fit this fiscal year, we will sequence it by section and give you a report you can hand to ownership.

    Install around your operations

    Nights, weekends, or section by section. We plan access, staging, and noise around your tenants.

Questions we get asked

TPO or EPDM — which should I use?
TPO is a white reflective membrane, which matters in Alabama: it cuts summer cooling load meaningfully on a large flat roof. EPDM is black rubber, long-proven, and very forgiving to detail around complicated penetrations. On most Birmingham-area commercial buildings we lean TPO for the energy performance, but a roof with a lot of curbs and equipment can be a better EPDM job.
Can you work without shutting down my building?
Yes, and that is usually the point of the plan. Single-ply work is section by section, so we stage it to keep your occupied areas dry and accessible, and we can schedule the disruptive portions outside operating hours.
What does Versico registration actually get me?
Registering the project with the manufacturer means the finished system can carry a manufacturer system warranty rather than only our workmanship warranty. It also means the assembly gets inspected against the manufacturer's spec. For a building owner, it is the difference between a warranty on labor and a warranty on the whole roof.
My roof only leaks in one spot. Do I need a whole new roof?
Often no. A single leak on an otherwise sound membrane is a repair. What changes the answer is saturated insulation — once water is in the assembly it spreads, and patching over wet insulation traps it. That is what the core samples are for.
